The Ranch House designs spaces that people want to live in. What they had not previously been able to offer was everything that goes inside them — the dinnerware buyers would actually cook with, the bedding they would sleep in, the towels and bath accessories waiting when they arrived. Not because the vision was not there. Because the operational infrastructure to deliver it at scale simply was not.

That changed with Ski Times Square.

The Project

Ski Times Square is a 37-unit luxury condominium development in Steamboat Springs, Colorado, scheduled for delivery in January 2027. The Ranch House was engaged to bring a cohesive design vision to the property. The developer and design firm both recognized an opportunity: buyers in this market want to arrive to something complete. The question was how to build and deliver a turnkey OS&E package across 37 units without adding an entirely new operational function to a design practice.

Sterling Collective made it possible — and stayed entirely out of sight while doing it.

What Was in the Package

The OS&E program was built from the ground up using The Ranch House’s mood boards and the regional mountain aesthetic as the foundation. The full package covered:

•  Dinnerware, silverware, and glassware

•  Cookware, bakeware, and small kitchen appliances

•  Kitchen tools and accessories

•  Kitchen, bedding, and bath linens

•  Bath and bedroom accessories

•  Cleaning and ironing supplies

•  Games and storage solutions

Every item was selected to align with the quality expectations of the buyer audience and the pricing realities of a multi-unit development. What began as two package tiers was refined into a single optimized offering based on developer feedback — simpler to sell, easier to deliver, and cleaner for buyers to understand.

The White-Label Model

This is where the engagement differs from a standard procurement relationship. The Ranch House presented this program to their client under their own brand. All product presentations, sales materials, and buyer-facing collateral were built by Sterling Collective and delivered white-labeled — polished, on-brand, and ready to use.

From the developer’s perspective and the buyer’s perspective, this was The Ranch House’s offering. Sterling Collective operated entirely behind the scenes: sourcing across all vendors, managing all procurement, coordinating logistics, and holding pricing through November to give the developer’s sales process the stability it needed.

The design firm kept full ownership of the client relationship. We handled everything it takes to actually deliver on it.

What It Created

The most significant outcome of this project is one that does not show up in a delivery manifest. The Ranch House gained a revenue stream that did not exist before — a fully monetized OS&E program tied to each unit sold, enabled entirely by the infrastructure Sterling Collective put in place behind them.

For buyers, the value is equally tangible. A fully outfitted unit upon move-in. No sourcing, no purchasing, no setup. Every kitchen stocked, every bedroom dressed, every bathroom ready.

Initial feedback from The Ranch House was direct: the packages look beautiful, and the speed and quality of the presentations accelerated their workflow in ways they had not anticipated.
